SMM Sunny Holding LLC, despite the hefty discount, is in an enviable position. The company purchased the vacant 1.8-acre property on Indian Creek Road for just $27.5 million in 2018. The island boasts only about 40 residential properties, three of which belong to Bezos, who spent a staggering $230 million acquiring his cluster in 2023. Even retired NFL star Tom Brady is looking to capitalize on the billionaire appeal, listing his bachelor pad on the island for around $150 million.

“I think $200 million is a big number, but I’m confident that in the end, the buyer will pay a little extra because Bezos is a neighbor,” Ilya Reznick, president of the Reznik Group, told Bloomberg. “Those prices just didn’t exist before he came to Indian Creek.” Reznik did not immediately respond to a request for comment.
