After its Dubai tower fetched a record $150 million for a single penthouse, Bugatti is bringing its playbook to America with a 60-floor Miami River skyscraper housing 183 residences and wearing curves lifted straight from its hypercars


Bugatti is taking its idea of automotive luxury beyond the road and into Miami’s skyline with the unveiling of Bugatti Residences Miami, a 60-story residential tower that marks the marque’s first branded residential development in the United States. Set on one of Brickell’s remaining waterfront parcels, the project will occupy more than 300 feet of frontage along the Miami River, with access toward Biscayne Bay and close proximity to the city’s financial district, restaurants, cultural destinations and luxury retail. The approximately $650 million development is being created by Miami-based Prosper Group and Belgium’s Versluys Group, extending Bugatti’s Art de Vivre into one of America’s most prominent luxury real estate markets. Sales are expected to begin in the first half of 2027.


The tower is planned to contain 183 residences, including four signature penthouses, with architecture by Brandon Haw Architecture and interiors by internationally recognized design studio Yabu Pushelberg. Rather than simply reproducing the shape of a Bugatti automobile, the design translates elements of the marque’s automotive language into a sculptural residential form. The 60-story structure is divided into four architectural volumes separated by double-height spaces, creating visual breaks as the tower rises above the Miami River. Its sweeping curves and balcony lines draw inspiration from Bugatti’s historic C-line, giving the facade a distinctive profile while connecting the building to more than a century of the marque’s design heritage.

Bugatti is already building a residential tower in Dubai

At the center of the project is Bugatti’s interpretation of luxury as a complete experience, expressed through its philosophy of Art, Forme, Technique. Architecture, interiors, arrival, privacy, service and everyday living are being considered as parts of the same vision, with the precision and attention to detail associated with Bugatti’s hyper sports cars translated into a residential environment. Yabu Pushelberg will carry that philosophy into the private residences, while Rhodium has been appointed as the exclusive global residential operating partner to oversee a highly personalized service experience. The development is intended to feel less like a conventional condominium and more like a physical extension of Bugatti’s broader luxury universe.

Bugatti is entering a Miami market that has already embraced the meeting point between automotive design and luxury real estate. The city is home to projects such as Porsche Design Tower in Sunny Isles Beach, Aston Martin Residences in downtown and Bentley Residences in Sunny Isles Beach, while Mercedes-Benz Places has further expanded the category. Several of these developments have incorporated automotive-inspired features and private vehicle access into their residential concepts, making the automobile itself part of the ownership experience. Bugatti’s arrival adds another of the world’s most recognizable performance marques to a market where luxury residences increasingly borrow from the worlds of automotive design, hospitality and high-end lifestyle branding.

Miami is not Bugatti’s first venture into residential real estate, with that distinction belonging to Bugatti Residences by Binghatti in Dubai’s Business Bay, unveiled in 2023 as the marque’s first residential project anywhere in the world. That development comprises 171 Riviera Mansions and 11 Sky Mansion Penthouses, including residences designed around private automotive access and the marque’s French Riviera-inspired interpretation of luxury. Its most striking sales milestone came with the sale of a Sky Mansion for AED 550 million (about $150 million), making it the Middle East’s most expensive penthouse sale and setting a record price per square foot in Business Bay. Miami now represents the next chapter of that residential strategy, giving Bugatti its first American address while translating the brand’s design language into a distinctly waterfront skyscraper for a new market.
