Construction has begun on Miami’s 30-story Pagani Residences, a 70-home waterfront tower where hypercar cues, all-corner layouts, and marina access aim to turn Biscayne Bay living into something closer to owning a drivable piece of Italian obsession

Construction has officially begun on the 30-story Pagani Residences in Miami’s North Bay Village, marking the moment the ambitious project moved from glossy renderings and collector fantasies into physical reality. The groundbreaking ceremony was held on May 15 that brought together developers, city officials, and representatives tied to the Pagani brand, all standing beside a waterfront parcel that is now set to become one of the most design-obsessed residential towers in South Florida. For a project that has spent the last two years wrapped in anticipation and automotive mystique, the start of construction feels significant because it confirms that Pagani is not simply licensing its name to another luxury condominium. It is attempting to build a residential extension of the world Horacio Pagani created around his hypercars.

“Design is about creating emotion,” Horacio Pagani once said while discussing the project, and that philosophy hangs over nearly every aspect of the tower. Unlike many branded residences that stop at logos and themed interiors, Pagani Residences appears determined to translate the brand’s obsessive craftsmanship into architecture and daily living.

What good is a Pagani launch without a Pagani supercar

The building will contain just 70 residences spread across 30 stories, with only four homes per floor. Every residence is an all-corner layout, a detail that dramatically changes the living experience by maximizing privacy, natural light, and uninterrupted water views. In a city crowded with massive glass towers, the boutique approach feels intentional.

The terraces alone reveal how differently this project has been conceived. Standard residences feature outdoor spaces ranging from roughly 800 to more than 1,000 square feet, turning the terraces into functional living environments rather than decorative balconies. The outdoor component is central to the experience, especially in a waterfront Miami setting where the line between indoors and outdoors has become a new luxury battleground.

Pagani Arte, the design division overseeing the interiors, is also going much further than selecting marble slabs and leather tones. The company has developed a bespoke furniture collection specifically for the residences while reinterpreting signature Pagani materials such as carbon fiber, titanium, aluminum, leather, hand-finished metalwork, wood, and marble for residential use. Some references to the hypercars are almost theatrical. Reports surrounding the project describe lobby columns inspired by Pagani exhaust pipes wrapped in leather and finished with the brand’s signature buckle, while a sculptural lighting feature inside the library references the four-exhaust arrangement found on Pagani automobiles.

The lifestyle component is equally ambitious. A private marina and a 240-foot waterfront boardwalk give the property the atmosphere of an intimate waterfront club rather than a conventional condominium tower. The wellness program, positioned on the 29th floor and reportedly inspired by the Italian Dolomites, adds another layer of exclusivity with panoramic views, hot and cold plunge pools, cabanas, meditation spaces, and rooftop entertaining areas designed around Miami’s year-round climate.

Residents will also have access to private lounges, a library, guest suites, a media room, co-working facilities, a children’s playroom, and concierge-style services that range from butler package delivery to absentee ownership management, private chefs, and curated boating arrangements. These are small details, but they reinforce the idea that the building is being marketed as a fully managed luxury ecosystem rather than simply a place to live.

The automotive angle is where Pagani separates itself from rivals like Porsche Design Tower and Bentley Residences. Instead of leaning on gimmicks such as car elevators into apartments, the project is targeting actual collectors. Through Auto Privata, powered by Prestige Imports, owners will have access to vehicle storage, maintenance, transportation logistics, valet training, condition reports, and discreet delivery of cars directly to airports, restaurants, or private events. There is even preferred parking and a dedicated lounge for Pagani owners.

At launch, Horacio Pagani said the goal was to make residents feel the same exhilaration at home that drivers experience behind the wheel of a Pagani hypercar. Now, with construction finally underway on Biscayne Bay, that vision is no longer theoretical.
